Buying Process
1. Identify desired property
2. Complete the information below, SAVE this form, and email it to your sales representative.
3. Within the same day (24 hours maximum), you will receive an email with the Purchase Agreement and International Wiring Instructions. Sign/date the last page of the Purchase Agreement and email to your sales representative (NOTE: If you are planning to take title in the name of an entity but do not have the name formalized at time of signing the Purchase Agreement, this name can be provided later, prior to closing. Your closing documents will be updated accordingly.
4. Wire $2,500 per wiring instructions within 72 hours to the Attorneys secure escrow account. This deposit will be applied to the purchase at closing.
5. If you would like to order a Home Inspection you will need to include $275 in your deposit wire to be applied to the cost of the Home Inspection. This will be detailed as paid on the HUD-1 Closing Statement.
NOTE: Properties are formally “Reserved” upon receipt of wired funds and a copy of the signed Purchase Agreement. Until this time, properties are available for purchase.
6. The Seller will sign the Purchase Agreement and a copy of the executed document will be emailed to you.
7. Home Owner’s Insurance (Hazard Insurance): One of our insurance agents will contact you a week or two before closing to provide a quote and finalize before closing.
8. Closing: Closing documents will be emailed. The package is approximately 12 pages. Only 8 pages need to be signed (8 copies of the “Acknowledgement of Receipt of the Settlement Statement”). No notary required
9. Sign closing docs and return by email with originals via express mail to meet the closing cut-off date, and wire the balance of remaining funds listed on line 303 of the Settlement Statement.
10. Upon receipt of the wired funds and original signed closing documents, your Property Manager will be in touch for a seamless transition. Your first rent check – less management fee - will arrive within 30 days of closing depending on the date you closed..
11. Your deed will be mailed to you after the county records it in the public records. This typically takes 60 to 90 days.
